NIP Programs is pleased to present a customized insurance program for the    facility cleaning and maintenance services industry – MaintenancePro^®.  This program provides comprehensive coverage to accounts that fall primarily into the janitorial and light maintenance segments of the industry, including janitorial services, indoor and outdoor maintenance, window cleaning, and carpet and upholstery cleaners.  The program covers both commercial and residential    cleaning and maintenance.

Program Guidelines

• Eligible Exposures:  Facility Cleaning and Maintenance Services: Janitorial Services, Window Cleaning and Carpet and Upholstery Cleaners

• Ineligible Exposures:  High tech clean rooms; Pest Control Services, Exterior Window Cleaning over 3 Stories; HVAC Maintenance  Healthcare Facility Maintenance that involves bio waste; Industrial Equipment; Refineries or Petrochemical Facilities; Snow and Ice removal (incidental exposure may be acceptable).

• Coverage Options:   

  - General Liability - Premises and Operations  (limits up to $1M per

    occurrence, $2M aggregate)

  - Product Liability (limits up to $1M)

  - Auto Liability (limits up to $1M CSL)

  - Property

  - Inland Marine

  - Crime Coverage
  - Umbrella Liability (limits up to $25M)

• Special Coverages:

  - ISO Janitorial Services Endorsement

      ▪ Employee Dishonesty – Client’s property

      ▪ Client’s Loss of Use Resulting from Employee Theft

      ▪ Lost Key and Lock Replacement Coverage

      ▪ Property Damage to Client’s Property caused by Insured’s Work

      ▪ Property Coverage (first party) for Client’s Personal Property in

       care, custody or control of insured

      ▪ Your Work Coverage – Reimbursement to Insured (reasonable

       expenses)

  - Limited Pollution Coverage – Including cleanup (limits up to $300K)

  - Blanket additional insured

  - Business Income – Dependent Properties 

• Minimum Premiums:  Monoline GL: $1,000; GL and Auto: $2,500

• 3 Year Loss Runs:  Incurred 3-year loss ratios less than 30%
